Communities Plus is a new generation of integrated housing developments being delivered in partnership with the private, non-government and community housing sectors. The program includes sites in metropolitan Sydney and regional NSW.
NSW needs a sustainable social housing system that delivers mixed communities with more social, affordable and private housing and the NSW Government is putting that into action with the release of Land and Housing Corporation (LAHC) sites including:
Ivanhoe – the 8.2 hectare site will be transformed into an integrated neighbourhood of around 3,000 homes including at least 950 new social housing properties and 128 affordable dwellings.
Telopea – FACS and the City of Parramatta are working closely with the NSW Department of Planning and Environment to implement a masterplan for the 64 hectare site which will transform Telopea into a vibrant town centre with new social, affordable and private homes. The project is on the proposed Parramatta Light Rail network running between Parramatta CBD and Carlingford.
Waterloo – following the NSW Government’s announcement of the new Waterloo Metro Station, the 18 hectare social estate will be redeveloped with new and more social housing integrated with affordable and private housing.
Riverwood - the redevelopment of Riverwood North demonstrates what can be achieved by redeveloping a concentrated social housing estate into a diverse community. The remaining 30 hectares of the Riverwood renewal is being planned and considered as a State Significant Precinct or SSP.
Arncliffe – the 1.33 hectare social housing site is part of the Arncliffe and Banksia Priority Precinct Rezoning Proposal. The Department of Planning & Environment is reviewing submissions made during a recent exhibition period and is expected to recommendations later this year on the outcomes of the rezoning process.
Redfern – the 1.1 hectare site at 600-660 Elizabeth Street, opposite Redfern Oval, has been declared a State Significant Precinct. The site can help in the delivery of more social housing in the inner city and also has the potential to support the redevelopment of the Waterloo estate over the next 15 to 20 years.
Existing social housing communities in Claymore, Airds Bradbury, Minto, Rosemeadow, Bonnyrigg, Riverwood North and Glebe are being reconfigured into modern, mixed ownership communities. Proceeds from these projects are being re-invested into new social housing, community facilities and high quality open space.
This program involves packaging small to medium sized social housing sites into viable development projects to deliver more social housing mixed with private and affordable housing. The sites range in development potential from approximately 20 – 300 residential dwellings.
Communities Plus is an ongoing program and will be at the forefront of encouraging people in social housing to build independence. Communities Plus sites will be supported by innovative programs that link housing assistance to participation in education, training and local employment opportunities.
